Dear Westbury Homeowner,
Ballot Results:
38 ballots sent out
27 ballots returned (71%)
25 Yes; 2 No
66% of all homeowners voted “Yes”
The Board set a threshold of 25 Yes votes for the project to proceed. That goal has been met. On to the next phase.
Beautification Project:
1. Update and improve the general overall appearance of the Westbury subdivision.
2. Scope of the project:
Center Island at 126th St. & Switzer Rd
Repair or remove the raised bed.
Remove trees in center islands and replace with appropriate types.
Remove rock/weed deterrent to simplify and give a cleaner appearance.
Entrance Sign at 126th St. & Switzer Rd
Remove pine tree to improve visibility of the sign.
Remove any overgrown plants.
Better define the bed edges.
Replant some of the plants to freshen up the appearance.
Mulch the bed.
Cul‑de‑sac Islands
Ask the homeowners who live there to develop a plan that appeals to them.
Note: All the above items are open for discussion.
Committee and Payments:
1. Phasing and Funding
Work will be done in stages as funds are collected.
The approved proposal is for two $200 assessments:
First assessment due 7/1/2026.
Second assessment to be invoiced with 2027 dues.
No work will be undertaken until the funds are collected.
2. Committee Formation
We need a committee formed to work on this project.

3. Current Payment (Invoice)
Please consider this your invoice for the first 2026 payment.
Remit payment to Dave Hersch, President, as you do your Association dues.
Please remit by 7/1/2026. This will allow us to start some of the work this year.
